The industrial hall is located in Považská Bystrica, in the Považské Podhradie district, with excellent connections to the city and the motorway network. The D1 motorway exit is located in the immediate vicinity of the site, making Žilina accessible in approximately 25 minutes and Bratislava in approximately 1.5 hours. Považská Bystrica, with approximately 39,000 inhabitants, is one of the traditional industrial centres of north-western Slovakia, with a long-standing engineering and manufacturing tradition, which is now followed by an active industrial and logistics sector. Excellent accessibility is complemented by a stop for urban and suburban transport right in front of the site and a railway station only 800 metres away.
The production and warehouse area itself offers comprehensive facilities for efficient production and logistics operations. The building has its own transformer with a capacity of 630 kW, changing rooms and social facilities for approximately 100 production workers, administrative facilities for 15–20 employees and additional spaces, including a sample room with an area of 120 m². The building has undergone technical modernization in the form of new electrical wiring, energy-saving LED lighting and heating via water-to-water heat pumps, which ensure low operating costs. All floors are dust-free, which expands the possibilities of using the building for a wide range of production activities.

Building scheme
The building consists of two floors. On the second floor there is a spacious hall with skylights that bring natural light into the space. On the ground floor, the space is divided into a set of halls that are interconnected. In some cases, these spaces can be combined into larger units. Future expansion options
According to the current zoning plan, the offered land allows for further expansion of the industrial premises - the construction of a four-story building parallel to the street line, as well as a hall structure along the land towards the existing hall.
